New Zoning ‘H’ Central Business District – Welcome to the City of Fort Worth

In the year On Aug. 11, the City of Fort Worth will hold two public engagement meetings to discuss a new zoning district called the “HP” Central Business District Peripheral, which is part of the “H” Central Business District zoning area.

Participation opportunities are for both 2 pm and 6 pm in the Central Library Chapel Meeting Room, 500 W. Third St.

Over the past decade, the character zones of the city’s downtown urban design district have seen an explosion of multifamily developments, resulting in several planned developments based on the “H” central business district zoning. Since the city does not have an additional zoning district for these types of proposed developments, the new “HP” Central Business District Peripheral is proposed.

The purpose of this new district is multi-faceted and will:

  • Encourage high-density residential and commercial uses in a downtown mixed-use development center.
  • Help work to rapidly increase housing stock in downtown Fort Worth and surrounding urban districts.
  • Complete the “H” Central Business District and Downtown Urban Design Districts.
  • Help to connect General plan of the city, Downtown Strategic Action Plan: 2023 Plan and the Economic development strategic plan Motivation goals.

Similar to the “H” Central Business District, the new district will have no density cap or parking requirement. The same mixed use would be permitted. A few exceptions to the new district include compatible industrial uses (such as a brewery or factory) are allowed; Maximum height limit of 10 storeys; and single-family dwellings are permitted.

At this point, the City of Fort Worth is not rezoning property that falls within the new district, but simply establishing the new district.

Eligible property owners who fall within this new district can elect to rezone their development to the new “HP” Central Business District Peripheral by visiting the zoning website.
